LEASE OF LAND AND IMPROVEMENTS

THE SOUTH AFRICAN NATIONAL ROADS AGENCY SOC LIMITED (SANRAL)

REPRESENTED BY THE MAJV

TENDER NO: N001-018-E-P-12108: LEASE OF PORTIONS OF THE REMAINDER OF THE FARM HESTER NO 98 ADMINISTRATIVE DISTRICT PARYS.

The MAJV has been appointed by the South African National Roads Agency SOC Ltd (SANRAL) to provide a comprehensive property service.

Interested parties are hereby invited to submit offers to lease the following property:

Property Description: Portions of the Remainder of the Farm Hester No 98 Administrative District Parys.

Extent: The extent of the property is approximately 14 Ha (140 000 m²)

Improvements: The property is improved with two service stations located opposite each other on the N1. There are two filling station canopies, two restaurants (Wimpy), two kiosks, two bakeries, two sets of administrative offices, two sets of staff locker rooms and ablutions and two sets of public ablutions. There is also storage as well as branding and advertising on both sites.

Fuel volumes and shop turnovers: The current fuel volumes, food and convenience turnovers for both the ENGEN north and south service stations are set out in the tender document under section 3.

Tender requirement: It is a tender requirement that tenderers should have a minimum of five (5) years’ experience in the fuelling industry. Details of current and previous experience has to be provided together with traceable references.

Lease term: Nine years and eleven months.

Escalation rate: 5% per annum.

 

Reserve Rental: R140 000.00 (One hundred and forty thousand rand) (excluding VAT) per month.

Offers below the reserve rental will not be considered.

Location: The subject property is located adjacent to the N1, approximately 23 kilometers south of the Vaal Toll Plaza and the closest towns being Parys, Vredefort and Koppies. The property is improved with two identical service station outlets known as the ENGEN Kroonvaal 1 Stop which serves the northbound and southbound traffic on the N-1 route.

A site meeting to point out site boundaries and inspect the properties and improvements will be held on Wednesday 25 September 2019 at 10:30 on site at portion of the Remainder of the Farm Hester No 98 Administrative District Parys, (South bound service station). The subject property is located adjacent to the N1, approximately 23 kilometres south of the Vaal Toll Plaza and the closest towns being Parys, Vredefort and Koppies. Tenders must be submitted in accordance with the Invitation to Tender and the tender rules by not later than 14h00 on Thursday 10 October 2019.
