Objectives

The primary objective of this tender is to appoint multiple service providers to perform maintenance and general building works in state-owned buildings within Queenstown and surrounding areas for a period of three months. The aim is to ensure effective maintenance, repair, and upkeep of various state facilities, spreading risk across multiple providers and ensuring timely service delivery.

Scope

The scope encompasses maintenance of general building works across various state-owned buildings in Queenstown and surrounding regions for three months. It includes tasks such as repairs, upkeep, and minor construction activities as detailed in the scope of works. The work is spread across multiple geographical areas, with specific projects in Queenstown, Grahamstown, Karoo, and other regions, each to be handled by different service providers to mitigate risks of failure or underperformance.

Technical Requirements

• Contractors must have a CIDB grading of 1GB or higher, capable of handling the scope of maintenance works.
• Submission of relevant qualifications, trade test certificates, and experience CVs for key personnel.
• Provision of a detailed methodology, including health and safety plans, site management, and work scheduling.
• Submission of references for previous similar projects with a contract value of R100,000 or more.
• Compliance with all relevant legislation, safety, and environmental standards.
• Provision of security, insurance, and security clearance where applicable.
• Adherence to the specified contract duration and quality standards.

Skills Requirements

• Qualified site agents or general foremen with relevant infrastructure/building qualifications.
• Artisans covering at least two different building trades, with trade test certificates.
• Experience in maintenance, repair, and general building works in similar environments.
• Ability to prepare and implement health and safety plans.
• Capability to manage multiple sites and coordinate with the employer’s representatives.
• Proven track record of delivering similar projects within budget and time constraints.
• Good communication and reporting skills for progress updates and incident reporting.
