Objectives

The primary objective of this tender is to provide comprehensive building maintenance services for Transnet assets in Beaufort West and surrounding areas within a 300 km radius. The services aim to ensure the assets' compliance with legislative requirements, safety standards, and operational efficiency over a period of 36 months. This includes preventative, corrective, emergency, and ad hoc maintenance to maintain optimal functionality and safety of various building systems and infrastructure.

Scope

The scope encompasses the provision of maintenance and repair services for:

• Buildings and associated infrastructure
• Wet services (plumbing, sewerage, stormwater)
• Electrical systems (lighting, power, substations)
• Mechanical systems (air conditioning, pumps, mechanical equipment)
• Other installations such as roofs, ceilings, flooring, doors, and security areas

The services include scheduled, preventative, corrective, emergency, and ad hoc works, minor new works, and installation upgrades, ensuring all work complies with relevant standards and regulations.

Technical Requirements

• Adherence to all applicable legislation, standards (SABS, SANS, ANSI), and local bylaws
• Implementation of approved maintenance plans and schedules
• Provision of compliance certificates for electrical and mechanical installations
• Proper documentation, drawings, and records of all maintenance activities
• Timely response to emergency and breakdown calls, with specified response times
• Use of approved, certified parts and materials conforming to specifications
• Regular inspections, testing, and certification of systems and equipment
• Maintenance of safety, security, and environmental standards at all times

Skills Requirements

• Qualified and competent personnel including artisans, technicians, and supervisors with relevant certifications
• Experience in building maintenance, electrical, mechanical, and plumbing systems
• Knowledge of health and safety regulations and procedures
• Ability to interpret technical drawings, specifications, and documentation
• Proficiency in record keeping, reporting, and documentation management
• Effective communication skills for coordination with the Employer and other stakeholders
• Ability to respond promptly to emergency calls and breakdowns
• Competence in using appropriate tools, equipment, and safety gear
