Objectives

The primary objective of this tender is to lease premises suitable for office accommodation and parking within a 6 km radius north of Kingsmead Cricket Stadium. The lease period is three years, with the requirement to provide approximately 1100 m² of office space and a minimum of 25 parking bays.

Scope

The scope includes:

• Leasing of approximately 1100 m² of office space.
• Provision of at least 25 parking bays.
• Facilities to include security, fire safety, electrical, communication, and support services.
• Building compliance with health, safety, and environmental standards.
• Option for lease renewal and detailed specifications for office layout, security, accessibility, and maintenance.

Technical Requirements

The technical specifications for the leased premises encompass:

• Property size of at least 1100 m² with compliant building plans and local authority approvals.
• Minimum of 25 parking bays, including provisions for disabled parking.
• Building Grade: Preferably Grade A or B, with high-quality finishes, air conditioning, and modern facilities.
• Electrical compliance with adequate power points, lighting, and backup generator.
• Security features including CCTV, access control, and security personnel.
• Facilities for disabled access, including ramps and accessible toilets.
• Firefighting equipment, lifts, and building safety certificates.
• Support services such as water, sanitation, refuse removal, and maintenance.
• Occupational health and safety compliance, including employee medical certificates and PPE.

Skills and Competency Requirements

The tenderer must demonstrate:

• Legal compliance with Occupational Health and Safety Act and related regulations.
• Experience in property leasing, property management, and facilities maintenance.
• Ability to provide detailed layouts, building plans, and compliance certificates.
• Capacity to meet technical specifications including electrical, security, and safety standards.
• Proven track record in managing office premises and supporting infrastructure.
• Financial stability and good standing with municipal and tax authorities.
• Knowledge of procurement policies, preferential points system, and local government regulations.
