Objectives

The primary objective of this tender is to undertake remedial works and repairs to staff housing within the Vrolijkheid Nature Reserve, specifically focusing on the Manager's House No. 7. The scope includes demolition of existing structures, earthworks, construction of new building elements, roofing, carpentry, joinery, plastering, tiling, plumbing, electrical installations, painting, and siteworks, all aimed at restoring and upgrading the staff housing to meet specified standards.

Scope

The scope encompasses the following key activities:

• Demolition of existing structures including garages, asbestos sheeting, and other outdated components.
• Earthworks involving excavation, filling, and compaction for foundations and landscaping.
• Construction of new concrete foundations, walls, and structural elements as per approved drawings.
• Installation of roofing structures, roof coverings, and waterproofing systems.
• Carpentry and joinery works including doors, windows, fencing, and internal finishes.
• Application of plastering, tiling, and painting to internal and external surfaces.
• Installation of plumbing and drainage systems, including water supply, waste, and rainwater disposal.
• Electrical installations including lighting, power points, and fixtures.
• Siteworks such as paving, walkways, drainage channels, and shade structures.
• Provision for provisional sums and allowances for unforeseen works and contingencies.

Technical Requirements

The technical requirements specify adherence to:

• Compliance with the National Building Regulations (SANS 10400 series) and relevant South African Standards.
• Use of approved proprietary products and materials, with certifications where applicable.
• Execution of works in accordance with the specifications, drawings, and standards outlined in the tender documents.
• Proper demolition, removal, and disposal of existing structures and hazardous materials such as asbestos, by licensed specialists.
• Implementation of quality control measures including testing, inspections, and certification of materials and workmanship.
• Provision of comprehensive health, safety, and environmental management plans in line with Occupational Health & Safety Act (Act 85 of 1993) and Construction Regulations.
• Installation of durable, weather-resistant roofing and waterproofing systems with guarantees.
• Accurate earthworks with specified compaction and testing to ensure stability.
• Use of approved structural and finishing materials, with proper detailing and workmanship.

Skills and Skills Requirements

The tenderer must demonstrate the following skills and competencies:

• Qualified and experienced project management team with proven track record in residential and remedial construction projects.
• Skilled artisans including masons, carpenters, roofers, plumbers, electricians, and finishers with relevant certifications and experience.
• Licensed asbestos removal specialists with valid permits and certifications.
• Qualified health and safety officers familiar with construction site safety regulations and practices.
• Capability to execute earthworks, concrete works, brickwork, roofing, and finishing works to specified standards.
• Ability to coordinate subcontractors, suppliers, and specialist contractors effectively.
• Experience in implementing quality assurance and control procedures, including testing and certification.
• Knowledge of environmental management and waste disposal regulations applicable to construction activities.
• Capacity to prepare and adhere to project schedules, budgets, and safety plans.
