Objectives

The primary objective of the tender is to solicit offers for the repair of the roof of the Customs Building on the Sea Point side in Cape Town, Western Cape. The aim is to ensure the building's roof is restored to a functional and weatherproof condition, adhering to specified standards and technical requirements.

Scope

The scope of work includes:

• Removal of existing damaged or defective roofing components such as purlins, battens, waterproofing membranes, roof ceilings, and partitions.
• Application of waterproofing materials, including APP modified bituminous membranes, and ensuring proper sealing and bonding.
• Installation of roof coverings to match existing specifications, including tiles and slate, compliant with SANS standards.
• Use of high-rise equipment where necessary for buildings exceeding 6 meters in height.
• Cleaning gutters, drain outlets, and downpipes, testing for leaks, and ensuring proper functioning.
• Compliance with Occupational Health and Safety standards during all phases of work.
• Additional building-related work as required, provided the contractor has the resources and expertise.

Technical Requirements

The technical requirements specify:

• Use of materials suitable for waterproofing and roofing, delivered in unopened containers, and applied per manufacturer instructions.
• Application of a 4mm APP modified bituminous waterproofing membrane with sealed laps, bonded to the surface, and protected with Bitumen Silver cote paint.
• Matching existing roof sheeting and tiles, ensuring watertight installation according to manufacturer instructions and standards.
• Proper fastener selection with corrosion resistance, complying with standards for steel and timber purlins.
• Ensuring all work is carried out by skilled personnel experienced in waterproofing and roofing.
• Adherence to safety, environmental, and quality standards throughout the project.

Skills Requirements

The skills required for the tender include:

• Experience in roofing and waterproofing, particularly with APP modified bituminous membranes and tile/slate roofing.
• Capability to operate high-rise equipment safely and effectively.
• Skilled labor familiar with SABS standards and manufacturer specifications for roofing materials.
• Competence in cleaning and preparing roofing surfaces, sealing leaks, and installing roofing components.
• Knowledge of Occupational Health and Safety regulations and best practices.
