Objectives

The primary objective of this tender is to carry out renovations at the NHLS Umtata Seminar Room, specifically focusing on wall partitioning. The project aims to upgrade and refurbish the space to meet specified standards, ensuring functionality, safety, and compliance with relevant regulations.

Scope

The scope of work includes:

• Construction of demountable partition walls using specified materials such as galvanised steel tracks, gypsum boards, and aluminum skirting.
• Installation of doors, including aluminum and glass options, with appropriate hardware and finishes.
• Preparation and finishing of surfaces, including plastering, painting, and sealing.
• Installation of flooring, including vinyl, ceramic tiles, or carpets as specified.
• Installation of glazing, including internal and external glass panels, with safety and tinting requirements.
• Provision and installation of suspended ceilings and drywall partitioning with fire and sound ratings.
• Furnishing with lockers, shelving, signage, and other interior fixtures.
• Electrical and plumbing works, including wiring, fixtures, and sanitary fittings.
• Ensuring minimal disruption to ongoing hospital operations during construction.

Technical Requirements

The technical requirements specify:

• Use of approved materials compliant with SABS standards and manufacturer specifications.
• Construction of fire-rated drywall partitions (minimum 40 Db, ½ hour fire rating).
• Installation of safety glass (4mm or 6mm laminated) for internal and external glazing.
• Flooring must be slip-resistant, factory sealed vinyl or approved tiles, with proper joints and skirting.
• Electrical installations to comply with SANS10142, including proper wiring, circuit breakers, and safety signage.
• Plumbing to be executed by registered plumbers, with specified fixtures and fittings.
• Surface preparation, painting, and finishing to meet specified standards for durability and aesthetics.
• Provision of safety, health, and environmental management measures throughout the project.

Skills and Competency Requirements

Bidder must demonstrate:

• CIDB registration with a grading level of 1GB or higher.
• Relevant experience with similar renovation projects within healthcare or institutional environments, with at least 3 references for projects valued at R200,000 or above, completed within the last 3 years.
• Qualified and licensed professionals, including registered plumbers and electricians, with proof of certification.
• Project management capability, including CVs of key personnel with at least 5 years’ experience in construction or renovation projects.
• Ability to supply and install approved materials and fixtures in accordance with manufacturer specifications.
• Compliance with occupational health and safety regulations, including submission of a safety plan and relevant certifications.
• Capacity to coordinate works with hospital operations to minimize disruptions, including after-hours and weekend work if necessary.
