Objectives

The primary objective of this tender is to procure services for the refurbishment of Brown House at the SARAO Hartebeesthoek Radio Astronomy Observatory Site in Gauteng. The project aims to carry out repairs and upgrades including roof repairs, floor repairs, wall repairs, plumbing repairs, electrical repairs, and related works to ensure the building's functionality and safety.

Scope

The scope of work includes the following key activities:

• Roof Repairs: Nail replacement, painting with specified paint, timber treatment.
• Floor Repairs: Repair and tiling of floors in various rooms, including dining, passage, toilets, and kitchen areas.
• Wall Repairs: Plastering, painting, and demolishing existing walls behind storage cabinets.
• Plumbing Repairs: Installation and repair of safety valves, bathroom basin mixers, kitchen mixer taps, shower enclosures, and related plumbing fixtures.
• Electrical Repairs: Installation and repair of lighting fixtures, switches, sockets, and outdoor lighting.

Technical Requirements

The technical requirements specify that all repair and refurbishment works must meet SARAO’s specifications and standards, including:

• Use of specified materials such as Plascon wall paint, ceramic tiles, and approved plumbing and electrical fixtures.
• Compliance with health, safety, and environmental standards, including submission of HSE documentation.
• Execution of tasks within specified timeframes (e.g., 5 working days after receiving the order).
• Adherence to quality standards and performance levels as outlined in the scope of work.

Skills Requirements

The successful bidder must demonstrate:

• Proven experience in building refurbishment, roofing, flooring, wall repairs, plumbing, and electrical work.
• Capability to provide qualified personnel with relevant competencies, including management and technical staff.
• Compliance with health and safety regulations, including the appointment of SHE representatives and submission of relevant documentation.
• Ability to deliver quality work within the specified deadlines.
• Financial stability and relevant certifications, such as COIDA registration and insurance cover of at least R1 million.
