Objectives

The primary objective of this tender is to appoint a service provider to carry out structural and building-related roof repair works, including minor associated electrical works, at Staff Building 33 within the Kirstenbosch National Botanical Garden in Cape Town.

Scope

The scope of work includes:

• Demolition, removal, and replacement of the existing roof structure and associated finishes.
• Internal refurbishment works related to the roof replacement.
• Installation of new roof sheeting (e.g., "Kliplok" or similar heavy industrial Zincalume sheeting).
• Carpentry works including timber roof members, purlins, rafters, and fascia boards.
• Ceiling installation and repairs, including gypsum plasterboard ceilings and insulation.
• Removal and disposal of asbestos materials.
• Minor electrical works such as replacing lighting fixtures and electrical fittings.
• Building works including brickwork, plastering, and painting.
• Implementation of temporary works, safety measures, and environmental controls.

Technical Requirements

The technical requirements specify adherence to:

• Applicable standards such as SANS 10400 and relevant municipal regulations.
• Construction specifications including demolition, roofing, carpentry, ceiling, insulation, asbestos removal, electrical, and painting works.
• Use of certified steel for roofing, high-quality materials, and compliance with manufacturer instructions.
• Environmental and safety regulations, including asbestos handling, asbestos disposal, and occupational health and safety regulations.
• Provision of warranties for materials and workmanship.
• Implementation of health and safety management systems, including risk assessments, safety plans, and site safety protocols.
• Proper management of site, including protection of existing works, disturbance minimization, and environmental controls.

Skills Requirements

The tenderer must demonstrate:

• CIDB contractor grading designation of Level 2GB or higher.
• Relevant experience in roof repair, structural works, asbestos removal, and electrical works within the last ten (10) years.
• Provision of at least three (3) reference letters from previous clients for similar projects.
• Qualified personnel, including:
• Site Agent with valid professional registration (ECSA or SACPCMP).
• Construction safety officers with relevant experience.
• Skilled tradesmen for carpentry, roofing, electrical, and painting works.
• Ownership or rental of necessary plant and equipment, with supporting documentation.
• Capability to comply with health and safety regulations and environmental standards.
• Ability to manage project timelines, quality standards, and safety protocols effectively.
