Objectives

The primary objective of this tender is to convert the existing laboratory at the Newcastle Depot into a functional dining facility. This includes demolishing existing internal walls and a lapa structure, refurbishing the space with new flooring and painting, and installing necessary carpentry and plumbing fixtures to facilitate the new use of the space. The project aims to achieve these modifications within a period of four months, ensuring the space is suitable for dining purposes.

Scope

The scope of work encompasses:

• Preparation of the site, including safety documentation and detailed planning.
• Demolition of internal laboratory walls and the existing lapa structure, with rubble removal and disposal.
• Making good the adjoining walls affected by demolition and removing existing wall tiles and steel doors.
• Refurbishment works such as laying new floor tiles over existing quarry tiles, repainting ceilings and internal walls, and installing new aluminium doors.
• Carpentry and plumbing works, including the supply and installation of a built-in L-shaped cupboard unit, countertop, and a sink, with connection to existing drainage and water supply.
• Disposal of all waste materials in accordance with Transnet’s environmental standards.

Technical Requirements

The technical requirements include:

• Provision of detailed breakdowns and safety files as part of project documentation.
• Demolition of specified internal walls (8.10 m²) and the lapa structure, with rubble removal (14.40 m³).
• Preparation of adjoining walls (2.70 m) and removal of wall tiles (41.37 m²) and steel doors (2 units).
• Refurbishment involving installation of new floor tiles (27.86 m²), ceiling and wall painting, and installation of two aluminium doors.
• Carpentry and plumbing works including a built-in cupboard and countertop with a sink, connected to existing drainage and water systems.
• Waste disposal adhering to environmental standards.

Skills Requirements

The successful contractor should possess:

• Experience in demolition and refurbishment of laboratory and similar facilities.
• Proficiency in carpentry, including built-in furniture installation.
• Expertise in plumbing, particularly in installing sinks and connecting to existing systems.
• Knowledge of environmental standards for waste disposal.
• Ability to prepare detailed project documentation, including safety files and breakdowns.
• Capability to complete the project within the stipulated four-month period.
