Objectives

The primary objective of this tender is to appoint a panel of professional architectural service providers to deliver architectural services over a period of 36 months. The services aim to support the Musina-Makhado Special Economic Zone (MMSEZ) in executing various projects within the zone, ensuring professional, compliant, innovative, and sustainable architectural solutions aligned with the project's scope and objectives.

Scope

The scope encompasses the provision of comprehensive architectural services throughout the project lifecycle, including:

• Preliminary design, concept, and viability assessments
• Detailed design and documentation
• Procurement support and contract administration
• Construction supervision and monitoring
• Close-out and final documentation
• Specialized services such as environmental impact assessments, labour-intensive construction strategies, and design innovation for sustainability and energy efficiency

The services are to be delivered in line with the latest SACAP guidelines, applicable legislation, and project-specific requirements, with the flexibility to adapt to each project's unique needs.

Technical Requirements

The technical requirements include:

• Appointment of a registered professional architect or architectural technologist as the lead, with a minimum of 15 years’ post-qualification experience
• Provision of supporting professional team members, including at least three registered SACAP professionals or technologists
• Demonstration of relevant project experience, including projects with a professional fee value of R5 million or above
• Development of a comprehensive Project Execution Plan (PEP) and, where applicable, a detailed Project Implementation Plan (PIP)
• Adherence to project timelines, quality standards, and legislative compliance, including environmental and occupational health and safety regulations
• Provision of proof of professional indemnity insurance at least twice the contract value
• Participation in project coordination, reporting, and stakeholder engagement
• Implementation of innovative, sustainable, and energy-efficient design solutions

Skills Requirements

The skills and competencies required from the service providers include:

• Professional registration with SACAP as a Pr. Arch or Pr. Arch. Tech
• Minimum of 15 years’ relevant post-qualification experience in architectural services, including industrial and building sectors
• Proven experience in managing large-scale projects with a minimum fee value of R5 million
• Ability to develop and implement comprehensive project execution and management plans
• Strong technical and design skills, with emphasis on sustainable and green building practices
• Excellent communication, coordination, and stakeholder engagement skills
• Capability to work collaboratively within multidisciplinary teams and adhere to project timelines
• Demonstrated ability to innovate and incorporate environmentally friendly solutions
• Proficiency in project reporting, documentation, and compliance with legislative standards
