Objectives

The primary objective of this tender is to identify suitable facilities that can serve as a Regional Distribution Centre (RDC) for Eskom Distribution in Rustenburg, North West Province. Eskom aims to lease, lease-to-own, or outright acquire a modern, strategically located warehouse that supports high-volume logistics, business continuity, and efficient supply chain operations to enhance service delivery and operational efficiency in the region.

Scope

The scope encompasses the provision of a warehouse facility with the following features:

• Warehouse Size: 5,000 m² to 12,000 m² (excluding office space)
• Internal Height: 8 to 13 meters clear height
• Flooring: High load-bearing capacity, polished concrete suitable for heavy racking and Material Handling Equipment (MHE)
• External Areas: Fully paved yard for truck maneuvering, external staging, and storage with adequate circulation space
• Office/Administrative Space: Modern, climate-controlled, well-lit offices, staff amenities, security control room, and reception
• Location: Within an established industrial zone in Rustenburg with access to major routes and public transport
• Safety & Infrastructure: Fully compliant fire safety systems, utilities (electricity, water, sewer), racking, backup power and water supplies, security infrastructure including CCTV and access control, parking facilities, and truck loading/unloading areas

Technical Requirements

The facility must meet the following technical standards:

• Fully compliant automatic sprinkler system, fire hose reels, smoke detection, and extraction systems
• Minimum two emergency exit routes
• Load-bearing racking systems designed per safety and fire regulations
• Sufficient electrical capacity and energy-efficient lighting (preferably LED high-bay)
• Utilities infrastructure supporting warehouse and office operations
• Backup power solutions (generators, alternative energy), backup water supply, and redundancy systems (solar, UPS)

Skills and Experience Requirements

Respondents should demonstrate:

• Ownership or legal rights to the proposed facility, with clear title and readiness for immediate occupation
• Experience in providing or managing warehouse facilities of similar size and specifications
• Capability to meet safety, infrastructure, and utility standards as specified
• Ability to support Eskom’s logistics and distribution needs effectively
• Willingness to cooperate with Eskom for site inspections and additional information requests

Additionally, respondents should provide detailed information about the facility, including owner details, location, size, layout, amenities, asking price, and operational readiness.
