The primary objective of this tender is to conduct a market-testing exercise to identify suitable commercial office buildings in Durban, KwaZulu Natal, for Eskom's KwaZulu Natal Operating Unit. Eskom aims to acquire a ready-for-occupancy office space with clear ownership documents through outright purchase, suitable for establishing its regional office.

Scope

The scope of the tender includes:

• Identifying and selecting office buildings within the main commercial or CBD sectors of Durban, such as New Germany, Pinetown, Sherwood, and Westville.
• Buildings should have a minimum size of 1200 m² and a maximum of 1500 m².
• The premises must be available for immediate possession and be approved for office use.
• Provision of at least 50 onsite parking bays.
• Buildings should project a professional and aesthetically pleasing appearance.
• Owners or authorized agents to submit expressions of interest with relevant details.

Technical Requirements

The technical requirements for the buildings include:

• Clear legal title to the property.
• Buildings situated within the specified districts in Durban.
• Approval for office use, with municipal plans in order, including structures like carports.
• Good condition of plumbing, electrical, and HVAC systems.
• No known defects or nuisance factors such as high traffic or nearby sewage plants.
• Potential for future developments in the area should be considered.
• Ability to conduct building inspections if required.
