Objectives

The primary objective of this tender is to conduct a market test to identify suitable commercial office buildings in Bloemfontein, Free State, that can be acquired outright by Eskom for its Free State Operating Unit. Eskom aims to secure a property that meets specific size, location, and infrastructural requirements to establish its office operations.

Scope

The scope of the tender includes:

• Provision of a commercial office building (Area Office) in Bloemfontein for outright purchase.
• The building should have a minimum size of 3,600 m².
• Provision of at least 10,000 m² of vacant land associated with the property.
• Availability of a minimum of 320 parking bays on the premises.
• The total combined size of the building and land should not exceed 1.36 hectares.
• The property must be situated within the main commercial or central business district (CBD) of Bloemfontein.
• The building should have a professional and aesthetically pleasing appearance, approved for office use.

Technical Requirements

The technical specifications for the property include:

• The building must be suitable for office use and have the necessary municipal approvals in place.
• Structures, including carports, should be on the approved municipal "as-built" plans.
• The property should be in good condition with functional plumbing, electrical, and HVAC systems.
• Potential defects or nuisances (e.g., high traffic, nearby sewage plants) should be disclosed or addressed.
• The property should be capable of supporting the required parking and infrastructural needs.
• Sale conditions may include the possibility of building inspections.
