Objectives

The primary objective of this tender is to procure leased office space and parking facilities for the Greater Tzaneen Municipality for a period of three years. The aim is to secure suitable premises that are appropriately zoned, demarcated, and located within proximity to the main municipal offices, ensuring operational efficiency and accessibility.

Scope

The scope of the tender includes:

• Provision of office space rental near the Old Fire Hall, within 2km-4km from the main municipal office.
• Provision of parking facilities to support the leased office space.
• Site inspection and verification of the suitability of the premises.
• Ensuring the facilities are re-zoned and demarcated for office use if necessary.
• Engagement with a service provider to manage the leasing process and ensure compliance with municipal requirements.

Technical Requirements

The technical specifications for the tender include:

• Proof of purchase of tender documents (attached receipt).
• Office space must be within 2km-4km from the main municipal office.
• The facility should be re-zoned and demarcated for office use.
• Site inspection to be conducted by the municipality.
• Provision of title deed or proof of ownership.
• Compliance with municipal zoning and land use regulations.

Skills and Experience Requirements

Applicants must demonstrate the following skills and experience:

• Relevant company work experience in similar leasing or property management projects (30 points).
• Experience and qualifications of key personnel involved (30 points). This includes appointment letters, certification, and reference letters.
• Ability to develop a methodology and proposal for the project (10 points).

Additional requirements include:

• Provision of relevant company registration documents and recent municipal rates and taxes statements.
• Tax compliance status and CSD registration summary.
• In case of joint ventures, a signed joint venture agreement.
