Objectives

The primary objective of this tender is to test the market's availability of suitable office buildings for Eskom's Mpumalanga Operating Unit in Nelspruit. Eskom aims to acquire an office space through outright purchase, with clear ownership documentation, to establish its regional office in a professional, aesthetically pleasing, and approved-for-office-use building.

Scope

The scope of this tender includes:

• Identifying and evaluating office buildings within Nelspruit's main commercial or CBD sectors.
• Buildings should have a size ranging from 5,000m² to 7,000m², preferably in a single premises.
• The building must be ready for immediate possession and occupation, with all necessary permissions and approvals in place.
• The property should offer at least 190 covered parking spaces.
• Preference for buildings located near public transport amenities and offering A grade or B+ grade facilities.

Technical Requirements

The technical specifications for the office space include:

• Location within the main commercial or CBD sectors of Nelspruit.
• Building size between 5,000m² and 7,000m².
• Availability of at least 190 covered parking spaces.
• Building should be approved for office use and in a condition suitable for immediate occupation.
• Proximity to public transport and high-grade amenities are preferred.

Respondents must provide the following:

• Company Profile: Including registration number, company structure, and previous experience.
• Business Proposal: Detailing the offered premises, including owner details, location, size, layout, amenities, asking price, and other relevant information.

Additional submission details include:

• Responses must be submitted electronically via Eskom's E-tendering platform in PDF format, with individual files not exceeding 500MB and total submission not exceeding 4GB.
• All submissions should be complete, with the status indicated as 'complete'.
• Participants should ensure they have received all relevant information and are responsible for costs incurred in the process.
• Submissions should not contain sensitive or confidential information, as the process is not confidential.
