Objectives

The primary objective of this tender is to appoint a building contractor with a capacity of 4GB or higher to undertake repairs, alterations, and additions at Muizenberg Station. The work aims to restore and upgrade the heritage station facilities over a period of 12 months from the date of site handover, ensuring compliance with heritage preservation standards and technical specifications.

Scope

The scope includes comprehensive repair, alteration, and addition works at Muizenberg Heritage Station, covering:

• Removal of existing roofing, flooring, ceilings, gutters, doors, windows, and joinery.
• Structural repairs to brickwork, blockwork, and concrete surfaces.
• Installation of new roofing, cladding, and roof coverings.
• Carpentry, joinery, and installation of doors, windows, cupboards, and shelving.
• Ceilings, partitioning, and related finishes.
• Ironmongery, signage, and security features.
• Metalwork including security gates and burglar bars.
• Plastering, tiling, plumbing, glazing, and painting works.
• Electrical and mechanical systems, including HVAC and lighting.
• Heritage façade claddings, copings, and heritage-specific repairs.

The work encompasses both internal and external refurbishments, ensuring heritage compliance and functional upgrades within the specified period.

Technical Requirements

The technical requirements specify adherence to:

• Standards and specifications outlined in the "Standard Preambles To All Trades", "Supplementary Preambles", and "Supplementary Specifications".
• Heritage conservation guidelines for façade claddings, copings, and signage.
• Use of approved materials such as heritage stone, timber, tiles, and roofing materials.
• Installation of approved glazing, roofing, and ceiling systems with specified dimensions and finishes.
• Electrical and plumbing systems compliant with relevant standards, including testing and certification.
• Provision of safety, signage, and security features as per statutory and heritage requirements.
• Provisional sums for mechanical, electrical, and heritage specialist items, with provisions for testing and commissioning.

Skills Requirements

The tenderer must demonstrate the following skills and competencies:

• Proven experience in heritage building restoration and renovation projects.
• Capability to handle complex repairs involving heritage-sensitive materials and techniques.
• Skilled workforce in carpentry, joinery, roofing, masonry, plastering, tiling, and painting.
• Qualified electrical and mechanical technicians for HVAC, electrical, and plumbing systems.
• Experience in working with heritage conservation standards and statutory compliance.
• Ability to coordinate multidisciplinary trades and manage project timelines effectively.
• Knowledge of safety standards, signage, and security installations relevant to heritage sites.
• Capacity to manage provisional sums and heritage specialist items with quality assurance.
