Objectives

The primary objective of this tender is to procure a Space Planner for the new HSRC office. The Space Planner will be responsible for designing an efficient office layout that optimizes space utilization, circulation flow, and productivity. The role involves assessing current space usage, considering staff workflows, departmental adjacencies, and interaction patterns to create a functional and strategic workspace that supports organizational growth and operational requirements.

Scope

The scope includes:

• Conducting a physical site visit to the PTA office for accurate measurements and observation of real usage patterns.
• Assessing different occupancy scenarios, including hybrid work models such as 60/40 and 80/20 splits, to determine space requirements for shared workstations, flexible areas, and support spaces (kitchens, printing areas).
• Developing a comprehensive office layout plan that considers growth projections and operational needs.
• Preparing a detailed property section for the tender document to guide potential bidders, including functional specifications and compliance requirements.
• Providing recommendations on office space arrangements that enhance productivity, circulation, and employee convenience.

Technical Requirements

The technical requirements for the Space Planner include:
