Objectives

The primary objective of this tender is to appoint a service provider to conduct inspection, repair, and reinstatement of the roof at Vryburg Main Building. The project includes assessing the roof's condition, replacing damaged components, ensuring compliance with relevant standards (such as SANS), and providing certification for insurance and regulatory purposes.

Scope

The scope encompasses:

• Roof assessment and inspection of the entire building roof.
• Removal of damaged roof sections and replacement with SANS-approved roofing solutions.
• Structural assessment and reinforcement of roof trusses and members.
• Replacement of ceiling, gutters, fascias, and roof tiles where necessary.
• Installation of new gutters with proper fall and discharge.
• Electrical work including upgrading lighting, testing, and certification.
• Internal painting, signage, and floor finishes.
• Provision of Certificates of Compliance (COCs) for electrical and roofing works.
• Preparation of as-built drawings, operation manuals, and maintenance documentation.
• Site safety, environmental management, and coordination with existing site activities.

Technical Requirements

The technical requirements include:

• Assessment of existing roof structure and identification of failure causes.
• Design and implementation of a roof replacement that complies with SANS 10400-XA and other relevant standards.
• Use of high-quality, durable materials with proven performance and corrosion resistance.
• Structural reinforcement of roof trusses and members to prevent future failure.
• Electrical system upgrades including energy-efficient LED lighting, insulation resistance testing, and certification.
• Implementation of safety measures, including barricading, signage, and safety documentation.
• Preparation and submission of detailed design, fabrication, and as-built drawings.
• Compliance with environmental, health, and safety regulations throughout the project.
• Provision of comprehensive documentation, including test reports, certificates, and manuals.

Skills Requirements

The tenderer must demonstrate:

• Proven experience in roofing assessment, design, and reinstatement, especially with SANS standards.
• Capability to conduct structural assessments and provide reinforcement solutions.
• Expertise in electrical system upgrades, testing, and certification.
• Competence in project management, site safety, and environmental management.
• Ability to produce detailed technical drawings, reports, and documentation.
• Qualified personnel including Professional Engineers, certified welders, and experienced roofing specialists.
