Objectives

The primary objective of this tender is to construct two 2-bedroom houses at Tzaneen Village, including associated infrastructure such as fencing, electrical reticulation, septic tank, French drain, and landscaping. The project aims to provide accommodation for Department of Water and Sanitation officials and their families, supporting operational water management in the area.

Scope of Work

• Construction of 2 x 2-bedroom houses according to approved drawings and specifications.
• Installation of chain link galvanized class D fencing around the new houses.
• Installation of electrical reticulation, circuits, conduits, and related electrical works.
• Construction of a septic tank and a French drain system.
• Construction of sewer reticulation connected to the septic tank.
• Installation of window burglar bars and washing lines.
• Landscaping of the yard areas.
• Additional works include site clearance, earthworks, concrete foundations, masonry, roofing, carpentry, plumbing, painting, paving, and boundary wall construction.

Technical Requirements

General Conditions

• Bidders must have a CIDB contractor grading of Designated of 4GB or higher.
• All works shall comply with the Standard Conditions of Contract (3rd Edition 2015) published by SAICE.
• All materials and workmanship must meet the latest South African Standards (SABS) and project specifications.
• Construction must adhere to environmental management, health and safety regulations, and site-specific environmental and safety plans.

Specific Technical Requirements

• Excavation: Precise trenching with stepped foundations on sloping sites, removal of topsoil, and inspection by the engineer before concrete placement.
• Foundations: Reinforced concrete strip foundations (class 25 MPa/19mm), with minimum 30mm cover, and proper backfilling with approved material.
• Walling: Brickwork with face bricks, reinforced at specified courses, with proper jointing and plastering; external face bricks to match existing buildings.
• Roofing: Prefabricated trusses from grade 6 SA pine, laid on wall plates, with concrete tiles, waterproofing, and appropriate flashing.
• Doors and Windows: Steel and timber doors, burglar-proof windows, and security bars, all complying with SABS standards.
• Electrical: Complete electrical reticulation including conduits, switches, sockets, circuit breakers, and outdoor kiosk, all installed per electrical standards and safety regulations.
• Plumbing: Copper and uPVC piping for water and sewer, with proper connections, fixtures, and compliance with SABS specifications.
• Fencing and Gates: Galvanized chain link fencing with steel posts, gates, and razor wire, installed to specifications ensuring security and durability.
• Septic Tank and Drainage: Concrete septic tank (approx. 4.6m x 2.5m x 1.8m), French drain system, lined with geotextile fabric, with proper inlet/outlet pipes and manholes.
• Landscaping: Topsoiling, grass planting (Kikuyu), and site cleanup.

Additional Technical Requirements

• All works must be completed within the specified timeframe of 90 days from contract award.
• Contractor must conduct soil investigations, prepare detailed method statements, and ensure quality control through testing and inspections.
• Environmental and safety plans must be submitted, approved, and adhered to throughout the project.
• All construction activities must comply with relevant legislation, standards, and best practices, including environmental management, occupational health and safety, and water and sanitation standards.
