Objectives

The primary objective of this tender is to appoint a contractor responsible for as and when general building maintenance within the South Gauteng Region. The contractor will carry out planned and corrective maintenance, particularly focusing on plumbing and building components across various sites including railway station platforms, buildings, offices, rental properties, and workshops. The contract aims to ensure reliable, high-quality maintenance services over a period of 24 months, with provisions for termination in cases of underperformance or substandard work.

Scope

The scope of work includes:

• Carrying out planned maintenance and corrective repairs on plumbing systems and building infrastructure.
• Performing maintenance across multiple sites such as railway stations, offices, rental properties, and workshops.
• Providing qualified artisans to lead maintenance teams and execute tasks efficiently.
• Ensuring proper documentation, site visits, inspections, and reporting as per specifications.

Technical Requirements

The technical requirements encompass:

• Adherence to relevant standards such as SABS 0400, SANS10400, and compliance with the OHS Act 85 of 1993 and municipal regulations.
• Provision of all necessary materials, which must be high standard (SABS approved), market-related, and justifiable upon request.
• Submission of a safety file prior to commencement, with an estimated cost of R6000.00 included in the schedule of rates.
• Quality of workmanship must meet prescribed standards; poor workmanship will result in non-acceptance and withholding of payments.
• Timely response to emergencies, breakdowns, and compliance with specified response times.
• Proper site management, including completion of site visitors’ books and inspection reports.

Skills Requirements

The contractor must demonstrate:

• Employment of qualified artisans with verifiable qualifications, especially team leaders.
• Capacity to work on multiple sites simultaneously.
• Ability to estimate labor and material costs accurately before executing repairs.
• Provision of skilled personnel for various trades such as plumbing, carpentry, painting, plastering, tiling, and locksmithing.
• Compliance with safety induction training and submission of proof prior to site access.
• Experience in executing maintenance work according to statutory and safety standards.
