Objectives

The primary objective of this tender is the provisioning of alterations to convert an existing workshop storeroom into new offices at Sandringham Campus, ensuring the work meets specified standards, safety, and regulatory requirements.

Scope

The scope encompasses comprehensive refurbishment and construction activities including demolition, carpentry, electrical, plumbing, tiling, painting, installation of fixtures, and finishing works across various designated areas such as main entrance, tea room, toilets, general areas, and office spaces. It involves both interior and exterior modifications, including installation of doors, windows, ceilings, flooring, signage, and safety features, in accordance with detailed specifications and technical requirements.

Technical Requirements

• Adherence to the scope of work detailed in the Bill of Quantities (BOQ) and specifications.
• Compliance with all relevant standards, regulations, and legislation including the Occupational Health and Safety Act, SANS standards, and NHLS procurement policies.
• Provision of all necessary permits, certificates, and approvals, including electrical and plumbing certificates of compliance.
• Implementation of safety measures, site inspections, and quality control procedures.
• Use of approved materials, fixtures, and equipment from specified manufacturers.
• Completion within the stipulated timeframe, with phased work coordination to minimize operational disruptions.
• Provision of warranties and maintenance for a period of 12 months post-completion.

Skills Requirements

• Registration with CIDB in at least 2GB or higher grading for construction works.
• Qualified and licensed electricians, plumbers, and other trade specialists with relevant certifications and experience.
• Project management personnel with a minimum of 3 years’ experience in similar refurbishment projects, supported by CVs and certificates.
• Skilled carpenters, tilers, painters, and installers familiar with specified materials and standards.
• Ability to coordinate multidisciplinary teams, ensure compliance with safety and quality standards, and manage site logistics effectively.
• Knowledge of health and safety regulations, environmental considerations, and contractual obligations.
