Objectives

The primary objective of this tender is to gather information on the optimal land-use, development options, and feasibility for the property located at Flip Fourie Street, Old Soutpan Road, Onderstepoort, Pretoria North. The aim is to explore viable development scenarios that align with the company's needs and community impact considerations, including potential uses such as staff accommodation, mixed-use commercial developments, or total redevelopment.

Scope

The scope of the tender includes:

• Providing high-level concept and options reports for the property.
• Presenting at least two viable land-use scenarios, such as staff accommodation, commercial, or redevelopment projects.
• Assessing land-use management systems and economic impacts, including B-BBEE participation and local job creation.
• Participating in compulsory site briefing at OBP offices.
• Submitting detailed proposals with pricing, methodology, and approach.

Technical Requirements

The technical requirements for the tender include:

• Provision of a high-level "Concept and Options" paper covering at least two land-use scenarios.
• Analysis of land-use management systems applicable to the property.
• Consideration of economic impacts such as B-BBEE participation and local employment opportunities.
• Attendance at a compulsory site briefing on 25 May 2026 at 10:00 at OBP offices, wearing PPE.
• Submission of proposals through the designated online portal by the deadline of 1 June 2026 at 15:00.
