Objectives

The primary objective of this tender is to provide alterations to convert a workshop storeroom into new office spaces at Sandringham Campus, ensuring functional, compliant, and high-quality office environments suitable for the NHLS.

Scope

The scope encompasses comprehensive refurbishment and fit-out works including:

• Construction and installation of new doors, windows, and glazing.
• Tiling, flooring (vinyl, ceramic, and carpet), and wall finishes.
• Partitioning using drywall systems and installation of doors and fixtures.
• Electrical works including wiring, lighting, air conditioning, and power outlets.
• Plumbing installations, including water supply, drainage, toilets, sinks, and associated fixtures.
• Painting, decorating, and surface preparation.
• Installation of cabinetry, lockers, shelving, signage, and internal glass.
• Provision of safety, security, and compliance measures as per regulations.

Technical Requirements

The technical requirements include:

• Adherence to the specifications for doors, glazing, flooring, and wall finishes as detailed in the scope.
• Compliance with relevant standards such as SABS, SANS, and applicable building codes.
• Installation of energy-efficient air conditioning units (inverter type, R410A refrigerant).
• Electrical installations to meet SANS10142 standards, including proper wiring, circuit breakers, and certificates of compliance.
• Plumbing work by licensed plumbers, with fixtures compliant with SABS standards.
• Surface preparation and finishing in accordance with manufacturer specifications for paints, coatings, and flooring materials.
• Implementation of safety and health regulations, including risk assessments, safety signage, and insurance requirements.
• Provision of documentation such as BOQ, technical drawings, and compliance certificates.

Skills and Experience Requirements

The bidder must demonstrate:

• Registration with CIDB in at least 2GB or higher grading.
• Relevant experience in similar refurbishment and fit-out projects within the last five years.
• Availability of qualified personnel, including licensed electricians, plumbers, and project managers with at least 3 years of relevant experience.
• Provision of references and proof of completed projects of similar scope and complexity.
• Capability to manage health and safety standards, including submission of a valid COIDA certificate and OHS compliance declaration.
• Ability to supply all required documentation, including tax compliance, B-BBEE certificates, and contractor registration certificates.
• Experience in working within operational environments, ensuring minimal disruption and adherence to project timelines.
