Objectives

The primary objective of this tender is to appoint a qualified service provider to supply office space rental services for Brand South Africa's head office. The aim is to secure modern, efficient, and strategically located office accommodation that supports operational, governance, accessibility, and sustainability requirements over a five-year period. Additionally, the initiative seeks to enhance the country's global reputation through active nation branding and reputation management strategies, contributing to economic growth, job creation, and social cohesion.

Scope

The scope involves providing office accommodation within a 25 km radius of the current premises at 103 Central Street, Houghton Estate, Johannesburg. The premises must be suitable for long-term lease, supporting collaborative, agile, and hybrid work approaches. The space should include open-plan layouts, meeting rooms, secure access control, CCTV coverage, staff and visitor parking, accessibility features for persons with disabilities, and ICT infrastructure such as structured cabling, server rooms, Wi-Fi, and smart lighting. The location must be accessible via major highways and public transport nodes, including Gautrain and mass transit options.

Technical Requirements

• Modern, strategically located office premises supporting operational needs.
• Open-plan layouts for team collaboration and small event hosting.
• Security features including biometric access control, CCTV, and 24-hour guarding.
• Facilities for decompression and wellness breaks, including sick bays.
• Ample parking for staff and visitors, with accessibility standards for persons with disabilities.
• Compliance with fire safety, health, and safety regulations.
• ICT infrastructure including structured cabling, server rooms, Wi-Fi, and cybersecurity provisions.
• Smart lighting and climate control systems.
• Provisions for maintenance, safety, and emergency systems.

Skills Requirements

• Proven experience in providing commercial leasing services with at least 3 reference letters for leases not older than 5 years.
• Capability to manage property operations, including security, ICT infrastructure, and facilities management.
• Expertise in compliance with building safety, fire regulations, and accessibility standards.
• Experience in delivering secure, accessible, and sustainable office environments.
• Qualified property management personnel, including a property manager or specialist with relevant experience and CVs demonstrating capability.
• Ability to provide detailed proposals on office layout, security, ICT, and accessibility features.
