Objectives

The primary objectives of this tender are to:

• Update the existing building plans to match the current layout and ensure compliance with SANS 10400 Part T (Fire) and Part A to XA regulations.
• Obtain City of Johannesburg Council approval for the updated plans and Certificates of Occupancy.
• Assist in securing all Certificates of Compliance and Completion necessary for the Occupation Certificate.
• Upgrade the gas storage cage for five gas lines in accordance with SANS 10087 and incorporate these upgrades into the building plans.
• Update building plans to include installation of roof anchor points compliant with SANS 50795 and EN 795:2012 standards.
• Develop or update comprehensive emergency evacuation plans in line with applicable safety regulations.

Scope

The scope of work includes:

1. Updating building plans to reflect current layout and regulatory compliance.
2. Securing necessary approvals and certificates from the City of Johannesburg Council, including Certificates of Occupancy, Compliance, and Completion.
3. Upgrading the gas storage cage for five gas lines and integrating these into the building plans.
4. Incorporating roof anchor points as per relevant standards.
5. Developing or revising emergency evacuation plans for the facility.
6. Providing professional engineering services, including Fire, Mechanical, and Structural Engineering, as part of the project.

Technical Requirements

The technical requirements specify that:

• The building plans must comply with SANS 10400 Part T (Fire) and Part A to XA regulations.
• The gas storage cage must meet SANS 10087 standards.
• Roof anchor points must adhere to SANS 50795 and EN 795:2012 standards.
• The building features include a partially flat zinc roof, air conditioning condensers on the roof and ground floors, and a building size approximately 14m x 15m and 71m x 15m across three floors.
• The building contains labs, offices, conference and boardrooms, storerooms, kitchen, and canteen, with two elevators and a PA system.

Skills Requirements

Eligible tenderers must:

• Be registered as Professional Architects, Senior Architectural Technologists, or Architectural Technologists with SACAP and be in good standing.
• Allow for the appointment of Fire, Mechanical, and Structural Engineers, with quotations for these services submitted as part of the proposal.
• Include Council submission fees and any additional fees related to engineering or planning services in their proposal.
• Possess relevant experience in building plan updates, compliance with safety standards, and obtaining municipal approvals.
