Objectives

The primary objective of this tender is to supply and install a durable waterproofing system on the Ffennell Road Round Building (including Telemetry Wing) roof, achieving a minimum 10-year manufacturer’s warranty. The work involves removing the existing waterproofing system, which has reached the end of its service life, and replacing it in full compliance with SANS 10400-L (Roofs) and recognized South African best practices.

Scope

The scope includes:

• Removal of existing waterproofing membranes on flat concrete roofs and parapet walls.
• Preparation and surface cleaning of concrete roof surfaces.
• Concrete repairs, crack sealing, and patching.
• Application of waterproof screed to restore falls.
• Supply and application of compatible primer.
• Installation of reinforced torch-on membranes for waterproofing, including parapets and upstands.
• Waterproofing of roof outlets, collars, and clamping rings.
• Provision of UV-stable and walk-on protective finishes, including walk pads where required.
• Testing, inspections, and certification of waterproofing works.
• Optional proposal of alternate waterproofing systems, subject to validation and compliance with minimum requirements.

Technical Requirements

The technical specifications mandate:

• Use of polyester-reinforced membranes where thermal movement or vibration may occur.
• UV protection for durability.
• Provision for access for maintenance of telemetry equipment, including protective layers or walk pads at access routes.
• Photographic records of all work stages, acting as formal inspection points.
• Warranty requirements: both manufacturer’s warranty (minimum 10 years) and contractor’s warranty.
• Final roof areas and drainage details to be confirmed during a compulsory site briefing.
• Proposals for alternate waterproofing systems must include reference projects and validation prior to contract award.

Skills and Skills Requirements

The tenderer must demonstrate:

• Competence in waterproofing installation, including surface preparation, membrane application, and sealing techniques.
• Qualified personnel with relevant experience and certifications, including a Construction Supervisor and Safety Officer with appropriate CVs and appointment letters.
• Ability to conduct risk assessments, develop safe work procedures, and compile SHE (Safety, Health, Environment) files.
• Experience with testing and inspection of waterproofing systems, including flood testing and QA documentation.
• Knowledge of working at heights, confined spaces, and electrical safety, with adherence to SHE specifications.
• Capability to provide photographic records and detailed reports at each stage of work.
• Compliance with all legislative and safety requirements, including PPE, signage, and incident reporting.
