Objectives

The primary objective of this tender is to appoint a qualified contractor to carry out repairs and maintenance of the staff accommodation at Botha’s Post (B6) within the Great Fish River Nature Reserve. The work aims to ensure the buildings are maintained to a standard that guarantees safety, functionality, and compliance with relevant regulations, including environmental and safety standards.

Scope

The scope of work includes, but is not limited to:

• Repair and maintenance of five staff accommodation units at Botha’s Post.
• Roof repairs, including leak repairs, liquid rubber coating, gutter installation, and fascia board fitting.
• Wall preparation, crack filling, painting, and plaster work to match existing finishes.
• Ceiling installation and painting.
• Flooring installation with ceramic tiles and skirting.
• Installation and painting of doors and windows, including external and internal finishes.
• Electrical works, including repairs to existing electrical systems, installation of solar geysers, solar panels, and Wi-Fi connectivity.
• Plumbing repairs, including toilet replacement, pipe reinstallation, and borehole servicing.
• Rainwater tank installation, fencing, and appliance/cupboard installation.
• Provision of site facilities, safety measures, environmental management, and compliance with health and safety regulations.

Technical Requirements

The technical requirements specify adherence to:

• Standards set by the South African Bureau of Standards (SABS 1200) and other relevant standards.
• Compliance with the Occupational Health and Safety Act (Act No 85 of 1993) and related regulations.
• Preparation and submission of a detailed Environmental Management Plan and Health & Safety Plan.
• Provision of qualified key personnel, including site managers, safety officers, and skilled tradespeople (electricians, plumbers, etc.) with valid certifications and experience.
• Use of approved materials, including SANS-certified safety equipment and environmentally friendly products.
• Implementation of safety measures such as PPE, fall protection, fire safety, and site demarcation.
• Proper management of existing services and infrastructure, including electrical, water, and sewage systems.

Skills Requirements

The tenderer must demonstrate the capacity to meet the following skills criteria:

• Proven experience in general building maintenance and repairs, with at least three completed projects valued at R1,000,000 or more within the last five years.
• Capability to execute roofing, plastering, painting, electrical, plumbing, and carpentry works to a high standard.
• Qualified personnel including:
• Contracts Manager or Site Agent with a minimum of 8 years’ experience.
• Electricians and Plumbers with valid trade certificates and relevant experience.
• Health & Safety Officers with SACPCMP registration and relevant safety training.
• Ability to provide project methodology, including scheduling, cash flow projections, and resource management.
• Capacity to manage environmental and safety compliance, including environmental plans and safety files.
• Experience in working within protected areas, with knowledge of environmental preservation and minimal disturbance practices.
• Demonstrated financial capacity and registration on the CIDB with a contractor grading of 3GB or higher.

In summary, the successful bidder must possess the technical expertise, qualified personnel, and proven experience to deliver quality repairs and maintenance within the specified timeframe, ensuring compliance with all relevant standards and regulations.
