Objectives

The primary objective of this tender is to procure professional services for the interior design, reconfiguration, construction, and furnishing of office space to establish an Innovation Centre at Western Precinct Offices, O.R. Tambo International Airport. The project aims to create a dynamic, functional, and innovative environment that reflects airport branding, supports industry collaboration, and facilitates prototype development, testing, and stakeholder engagement.

Scope

The scope encompasses:

• Design, build, and furnish a reconfigured office layout within the Western Precinct Offices.
• Development of space planning layouts, interior decor, furniture, finishes, artwork, and ornaments.
• Provision of furniture design, finishes, and materials aligned with ACSA branding and functional requirements.
• Design of three distinct zones: Exhibition & Simulation, Reception & Waiting, and Collaboration & Support.
• Preparation of preliminary and detailed design concepts, including 3D layouts and simulations.
• Coordination with ACSA for installation of technology and equipment, which will be supplied and installed by ACSA.
• Adherence to project milestones, including a launch date of March 12, 2026, with a project duration of approximately 3 months for design and furnishing.

Technical Requirements

• Development of a cohesive design concept embodying ACSA branding, aviation theme, and innovative environment.
• Design of functional spaces including reception, exhibition, simulation, workstations, meeting rooms, and VIP areas.
• Furniture specifications supporting durability, ergonomic standards, and aesthetic cohesion.
• Provision of detailed project plans, reconfiguration methodologies, and work schedules demonstrating timely delivery within strict deadlines.
• Design of technical zones with provisions for technology installation, including screens, workstations, and testing tools.
• Inclusion of finishes, materials, artwork, and ornaments that reflect vibrancy and innovation.
• Compliance with health, safety, and environmental standards, including airside safety procedures and security protocols.

Skills Requirements

• Design Expertise: Proven experience in architectural and interior design, especially for office and innovation environments.
• Project Management: Ability to develop detailed project plans, work sequencing, and work schedules with clear milestones and deliverables.
• Technical Skills: Competence in space planning, furniture design, finishes, and integration of technology solutions.
• Experience in Aviation/Operational Environments: Knowledge of airport operational constraints, security protocols, and airside safety requirements.
• Environmental and Safety Compliance: Familiarity with environmental management systems, health and safety regulations, and occupational health standards.
• Communication and Coordination: Ability to liaise effectively with stakeholders, contractors, and airport authorities, including managing security and airside access procedures.
• Technical Documentation: Skills in preparing detailed design concepts, 3D visualizations, project schedules, and compliance documentation.
