Objectives

The primary objective of this tender is to obtain architectural designs, interior designs, construction of a reconfigured office layout, services, and furnishing of office space to establish an Innovation Centre at Western Precinct Offices, O.R. Tambo International Airport. The project aims to deliver a fully designed, built, and furnished innovation hub within a period of two months.

Scope

The scope includes:

• Provision of architectural and interior designs aligned with the ACSA brief and branding.
• Construction of a reconfigured office layout, including minor reconfiguration works such as drywall/glass partitions, flooring, and electrical/plumbing installations.
• Supply and installation of furniture, fittings, and equipment supported by detailed specifications and catalogues.
• Development of a comprehensive project plan covering all activities from design to completion within the stipulated timeframe.
• Furnishing and operational fit-out of the office space to meet functional and operational requirements.

Technical Requirements

The technical requirements encompass:

• Design and space planning that embodies innovation, flexibility, and brand identity, including 3D layouts and conceptual designs.
• Experience and qualifications of the project team, including a Project Team Leader with relevant tertiary qualifications and professional registration as an architect in South Africa.
• A structured methodology and detailed project plan demonstrating capability to deliver all phases within two months, including sequencing, dependencies, and resource allocation.
• Furniture and fittings of high quality, durable, ergonomic, and supported by comprehensive catalogues (materials, warranties, lifespan).
• A detailed reconfiguration project plan with clear activities, sequencing, and resource allocation.
• Adherence to health, safety, environmental standards, and compliance with relevant legislation and regulations.

Skills Requirements

The tenderer must demonstrate:

• Proven experience in spatial and interior design projects, with at least 10 references of comparable projects completed in the last 5 years.
• Qualified and experienced project team, including a Project Team Leader with relevant tertiary qualification and professional registration, and team members with collective experience of 5-10 years in relevant fields.
• Capability to develop innovative, functional, and flexible office designs that align with branding and operational needs.
• Ability to prepare comprehensive project plans, including detailed schedules, sequencing, and resource management, capable of delivering within a strict 2-month timeline.
• Knowledge of health, safety, and environmental standards applicable to construction and interior fit-out projects.
• Experience in furniture procurement, installation, and support for high-quality, durable office furnishings.
