Objectives

The primary objective of this tender is to appoint an architectural services consultant to provide a comprehensive professional service for the proposed alterations and additions at Johannesburg Water's Glenvista Depot. The aim is to facilitate refurbishment of existing structures and the development of new buildings within the depot, ensuring compliance with relevant standards and stakeholder requirements.

Scope

The scope of work includes:

• Provision of architectural services across all work stages from inception to close-out.
• Refurbishment of existing buildings and construction of new structures within the depot.
• Preparation of design, documentation, and procurement documentation for council approval and construction.
• Site inspection and administration of building contracts.
• Coordination with other service providers (civil, structural, mechanical, electrical) managed by Johannesburg Water’s Engineering Services Unit.
• Adherence to applicable standards, codes, and procurement policies, including black economic empowerment and preferential procurement policies.

Technical Requirements

The technical requirements include:

• Provision of professional architectural services in accordance with SACAP guidelines.
• Development of design concepts, viability assessments, and detailed construction documentation.
• Preparation of council submission documentation and obtaining necessary approvals.
• Implementation of project planning, programming, and scheduling using Microsoft Project software.
• Regular management meetings, progress reporting, and documentation submission as per project milestones.
• Compliance with national and international standards, statutory requirements, and quality standards.
• Provision of professional indemnity insurance and relevant site information.
• Coordination with other service providers and contractors involved in civil, structural, mechanical, and electrical works.

Skills Requirements

The successful bidder must demonstrate:

• Qualified personnel with NDip/BTech/BArch in Architecture.
• Registration with SACAP as a Professional Senior Architect or Professional Architectural Technologist.
• Minimum of 5 years’ experience in architectural services.
• Proven experience with at least two relevant projects in the built environment, supported by reference letters or completion certificates.
• Ability to allocate experienced personnel for all project phases and ensure effective project management.
• Competence in project planning, programming, and reporting, with proficiency in Microsoft Project software.
• Capacity to coordinate with other service providers and adhere to quality and statutory standards.
• Provision of professional indemnity insurance coverage.
