Objectives

The primary objective of this tender is to solicit proposals for the alterations and additions to the APK D2 Lab 03 Lecture Venue and D3 Lab Office at the University of Johannesburg. The project aims to upgrade and refurbish specified laboratory and office spaces to meet current standards and requirements, ensuring functional and safe learning and working environments.

Scope

The scope encompasses comprehensive alterations and additions to the designated laboratory and office areas, including:

• Removal of existing structures and finishes
• Construction of new partitions, ceilings, and access flooring
• Installation of doors, ironmongery, and metalwork
• Application of finishes such as plastering, painting, and paperhanging
• Electrical and lighting installations
• Provision of furniture, fixtures, and equipment as specified
• Provision of provisional sums for specialized installations like AV, network, kitchen, and other services

The work is divided into three main sections: Preliminaries & General, D2 Lab 03 Lecture Venue, and D3 Lab Office, with detailed tasks outlined in the Bill of Quantities.

Technical Requirements

The technical requirements include adherence to specified standards and detailed descriptions for each work category, such as:

• Use of approved materials and finishes (e.g., drywall systems, flooring, paint)
• Installation of doors, ironmongery, and metalwork as per specified sizes and finishes
• Construction of partitions with specified acoustic and fire-rated properties
• Electrical installations compliant with safety and performance standards, including distribution boards, wiring, and fixtures
• Provision of appropriate finishes, including plastering, painting, paperhanging, and flooring
• Inclusion of provisional sums for specialized services such as AV, network, and kitchen installations

All work must conform to the relevant building codes, safety standards, and the specifications outlined in the tender documents.

Skills Requirements

The tenderer must demonstrate:

• Relevant experience in building construction, particularly in laboratory and office refurbishments
• Provision of appointment letters and references for similar completed projects within the last 6 years
• Qualified personnel with appropriate certifications, including minimum national diplomas in the built environment, trade test certificates, and safety management qualifications
• Capability to develop and execute detailed construction methodologies and project schedules
• Ability to manage logistics, risk mitigation, and project oversight effectively
• Provision of organizational charts indicating key personnel roles and responsibilities

Minimum technical score of 70 points is required to proceed to the pricing and B-BBEE evaluation stage.
