Objectives

The primary objective of this tender is to solicit qualified contractors to carry out alterations and additions to the APK D2 Lab 03 Lecture Venue and D3 Lab Office at the University of Johannesburg. The project aims to upgrade and refurbish the specified laboratory and office spaces in accordance with the university’s requirements, ensuring quality, safety, and compliance with relevant standards.

Scope

The scope of work includes:

• Site preparation and demolition of existing structures as specified.
• Construction and installation of new partitions, ceilings, flooring, and wall linings.
• Installation of doors, ironmongery, and metalwork.
• Electrical, plumbing, and mechanical works as detailed in the tender documents.
• Painting, finishing, and decoration of the new spaces.
• Provision of provisional sums for specialist services such as AV installations, network infrastructure, and furniture.
• Compliance with all technical and safety standards throughout the project duration.

Technical Requirements

The technical requirements encompass:

• Adherence to the specifications outlined in the Bill of Quantities and technical drawings.
• Use of approved materials and finishes, including drywall systems, flooring, and ironmongery.
• Installation of electrical systems compliant with safety standards, including distribution boards, lighting, and power outlets.
• Provision of fire-rated doors and appropriate security features.
• Proper removal and disposal of old materials and debris.
• Implementation of quality control measures and compliance with the university’s environmental and sustainability policies.

Skills Requirements

The tenderer must demonstrate:

• Relevant experience in building construction, specifically in laboratory and office refurbishments.
• Provision of appointment letters and references for similar projects completed within the last 6 years.
• Qualified personnel with certifications such as National Diplomas in the Built Environment, trade test certificates, or equivalent qualifications.
• At least 5 years of relevant experience in construction and project management.
• Experience in executing projects within specified budgets and timeframes.
• Capability to develop and implement construction methodologies, risk mitigation strategies, and project schedules.
• Availability of a qualified safety officer with relevant certifications (e.g., SAMTRAC).
• Ability to provide a comprehensive project plan, including logistics, resource management, and oversight.
