The primary objective of this tender is to appoint a qualified and experienced professional valuer to conduct property valuations for various properties on behalf of the City of Joburg Property Company SOC Ltd. Scope
The scope of the procurement encompasses the valuation of numerous properties across different locations within the jurisdiction. These properties include community facilities, sports facilities, parking areas, business premises, residential zones, and other land parcels. Specific properties listed include Erf 2708 Chiawelo Ext 2, Erf 11882 Orange Farm, Erf 426 Northcliff, Erf 1035 Orange Farm Ext 1, Erf 2896 Orange Farm, Erf 2824 Lehae, Erf 5885 Lehae, Erf 1604 Kanana Park, Erf 18077 Stretford Ext 10, Erf 2923 Kanana Park Ext 2, and others, totaling over 40 individual valuation reports.
The valuation reports will cover various purposes such as alienation, lease agreements, community facilities, sports and recreation, parking, and mixed-use developments. The properties vary in size, zoning, and intended use, requiring the valuer to deliver accurate market value, rental estimates, and replacement values.
Technical Requirements
- The valuer must provide detailed, comprehensive valuation reports for each property, including market value, rental per month, and replacement value for improved properties.
- All reports must be submitted electronically, with source documents attached as annexures (e.g., deeds office info, zoning certificates, photographs, comparable sales data).
- Valuation reports should be based on current market conditions and include relevant property details such as size, zoning, and proposed use.
- Reports must be signed, dated, and include all source documentation to ensure transparency and accuracy.
- Price alterations must be signed for; unsigned changes will lead to disqualification.
- The valuer must ensure all properties are valued in accordance with applicable valuation standards and legislation.
- All valuation reports are subject to verification and must adhere to the specifications outlined in the tender documentation.
- The appointed valuer must comply with relevant occupational health and safety regulations and submit all reports within the stipulated timeframe.
