Objectives

The primary objective of this tender is to procure the supply, installation, testing, commissioning, and handover of electrical, solar, UPS, fire detection, and associated systems for the MHSC Offices at Tuscany Office Park. The project aims to ensure a fully functional, compliant, and integrated electrical infrastructure that supports the operational needs of the offices, including power distribution, fire safety, security, and renewable energy systems.

Scope

The scope encompasses the following key areas:

• Design, supply, and installation of low voltage (LV) electrical reticulation, including cables, trunking, cable trays, and associated accessories.
• Provision and installation of lighting, power outlets, and switchgear across various office levels and external areas.
• Implementation of fire detection, security, communication, and related systems as per detailed specifications and drawings.
• Provision of solar photovoltaic (PV) systems and battery energy storage solutions (BESS) for sustainable energy supply.
• Provision of electrical distribution boards, luminaries, earthing, bonding, and ancillary equipment.
• Testing, commissioning, and handover of all installed systems in accordance with relevant standards (e.g., SANS 10142-1).
• Inclusion of provisional sums for specialized systems such as UPS, generators, and other electrical infrastructure.
• Compliance with health, safety, environmental, and contractual requirements as specified in the tender documents.

Technical Requirements

The technical requirements specify adherence to the following standards and conditions:

• Implementation in accordance with the JBCC Principal Building Agreement (Edition 6.2 - May 2018) and associated JBCC Preliminaries.
• Provision of detailed design, installation, and testing of electrical systems including cables, conduit, trunking, and distribution boards.
• Use of specified materials, proprietary products, and approved trade names, with prior approval for alternatives.
• Compliance with the Occupational Health and Safety Act and related regulations, including preparation of health and safety plans and site safety measures.
• Provision of electrical systems capable of integrating with solar PV and BESS for renewable energy solutions.
• Implementation of earthing, bonding, and lightning protection as per relevant standards (e.g., SANS 10142-1).
• Provision of detailed documentation, including as-built drawings, warranties, and guarantees.
• Inclusion of provisions for decommissioning, data sanitization, and environmentally responsible disposal of redundant equipment.
• Execution of works with quality assurance, proper coordination with other trades, and adherence to project timelines.
