Objectives

The primary objective of this tender is to procure professional valuation services to determine the market value of land required for servitude acquisition along the proposed Carlswald sewer pipeline route. The valuations will support the land acquisition process to secure servitudes in favor of Johannesburg Water (SOC) Ltd, affecting specific properties in Midrand, namely Erf 112, Holding 71, and Erf 113 of Carlswald Agricultural Holdings.

Scope

The scope includes:

• Valuation of three properties: Holding 71, Erf 112, and Erf 113 of Carlswald Agricultural Holdings, each affected by sewer servitudes.
• Preparation of valuation reports, including photographs, summary schedules of compensation values, and adherence to International Valuation Standards (IVS).
• Compilation and submission of both electronic and hard copy valuation reports.

Technical Requirements

The appointed valuer must:

• Undertake property valuations in accordance with relevant valuation standards and best practices.
• Provide comprehensive reports with photographs and a summary schedule of compensation values.
• Participate in meetings and clarifications as requested by Johannesburg Water.
• Ensure all reports are prepared in accordance with IVS and include all necessary documentation.

Skills and Qualifications Requirements

The successful service provider must:

• Be a registered professional valuer with relevant accreditation.
• Have experience in property valuation, particularly in land acquisition and servitude valuation.
• Demonstrate knowledge of International Valuation Standards (IVS).
• Be capable of preparing detailed valuation reports, including photographs and schedules.
• Comply with all statutory and regulatory requirements related to property valuation.
